Real Estate Leads 101: 5 Ways to Show your Appreciation

When working to convert your real estate leads into clients, it is important to show appreciation for your leads – nothing will endear you to a homeowner faster. Even if you have been unable to make contact with a particular lead, you should intersperse your normal follow-up with an occasional thank you card or gift just to let your real estate leads know you appreciate their time and consideration.

Too many agents are more worried about getting a check than ensuring their clients’ satisfaction. It doesn’t take much time or money to show that you see more than dollar signs when you meet with your real estate leads. By spending only $200 or less per month, you can show your gratitude in a way homeowners can appreciate.

Use some of these 5 great ideas to show appreciation for your real estate leads (after all – they ARE the ones who will wind up paying your salary!):

1. Free goodies – you probably print up thousands of calendars, magnets, pens, or bottle openers a year with your name and logo on them. Are you just giving them to current clients? I surely hope not. You’ve already got their business and by all means, you should DEFINITELY be showing them appreciation, but the little trinkets with your contact information need to be going out to your real estate leads. Everybody can use a magnet, so don’t be shy about sending free things to ALL your potential customers – better yet, you’ve got a car, use it – rather then spend money on postage, deliver little gift bags to your real estate leads personally.

2. Gift cards – everybody loves a nice gift card, all the more so when it’s a totally unexpected surprise. You can spend $100-200 a month to get gift cards in increments of $5 and send them to 20-40 of your real estate leads that seem to have the most potential. It doesn’t have to be a gift card to anywhere fancy – Blockbuster, Home Depot, a super market, even to an area restaurant – show your real estate leads that you appreciate them even if they HAVEN’T decided to list with you yet – their time is precious and they didn’t HAVE to spend it with you, but they did anyway.

3. Tickets to an event – if you know some of your real estate leads really like baseball, or love the theater, you may want to splurge a bit on a pair of tickets. Find a great local show and buy a few tickets or get tickets to the games of your local baseball team (doesn’t have to be the major leagues) and personally drop them off at your lead’s house. Make sure the tickets are far enough in advance so the lead can schedule around the event. If you feel fairly confident with the lead, make it a condition that you’ll take them to the event! A few hours with the lead and you’ll likely come out of it with a friend and a new client!

4. Stuff for the kids – if you know your real estate leads have kids, use it to your advantage. Put a little gift bag together for the kiddies – nothing too crazy though! Try to stay away from things parents may not want to give their kids, like sweets and candy. Keep it simple – perhaps a children’s book, or a simple toy like a ball or a yo-yo. Again, not something that will break your bank, but just something to show you’re thinking not just of the lead, but their family as well. If they don’t have kids, but do have pets, you may want to look into buying something for Fido – some people treat their pets the same as they would their children!

5. Be crafty – if you’ve got a creative streak, don’t be afraid to throw something together (or go online to get gift ideas). For example, one agent I knew made something she referred as Dishtowel Angels. It basically involved a dishtowel and matching pot holder put together with ribbon and wire to resemble an angel. Something like that, or a gift basket with useful tools, or even a nice flower for planting in the front yard can really warm someone up to you. Using something you put together yourself gives it that extra little touch that shows your real estate leads you care.

Those are just five quick and easy things you can do to show your appreciation and hopefully convince your real estate leads that no other agent can give them the kind of attention you can. Take these ideas and run with them, come up with your own gift ideas – especially once you’ve gotten to know your leads a bit better. Even if you’ve never talked to them before, but you’ve driven by their home and noticed them playing with their dog, or gardening out front – use what you know to come up with the perfect way of thanking your real estate leads. It puts you one step closer to turning them into clients!

Sprucing Up Your Married Life on Shoestring Resources

According to a survey, a growing number of people are searching for marriage advice on the internet, based on the reports of search engines. It’s no surprise really, when recession is at its peak, job uncertainty and layoff is at its highest, inflation rises constantly, the demands for today’s environment necessitates constantly keeping abreast of technological advances in any market for both businessmen and job seekers alike, amongst a zillion other factors. At the same time, infidelity and extra marital affairs are growing at an exponential rate especially among co-workers. In such times, how does one manage to keep up the spice in his/her marriage by investing time, energy, money, creativity, and other resources? Or should he manage to make his spouse try and understand him every time?

First of all, let me make this clear – it is certainly possible to spare a bit of your time /resources for your spouse, no matter how busy you are, or how many deadlines you have to meet, or whatever your mental, physical and financial condition is. If you cannot accept this fact, none of the tips I give you (or the ones you find elsewhere) will do you any good. I can actually prove this to you right now – how much time, energy and money do you spend in thinking up of excuses, fighting with your spouse over trivial matter, surfing uselessly on the internet, watching crap on the idiotbox, and spending money on products / services you don’t really need? (Try keeping a record for just one month, you will be surprised). Can not you utilize this time, energy and money for your beloved, for someone with whom you’ve spoken your marriage vows, for someone with whom you decided to spend the rest of your living life? Now if you’re really serious in leading a happy married life, I’ve written a few tips below that will give you maximum ROI in today’s hectic times, so to speak! But before I begin, you need to understand that work time and family time don’t mix, you need to separate them. While it’s OK to share your experience about your day with your spouse, it is not OK to continue your work throughout your family time. If you work entirely out from your home or you have deadlines and need to bring some of the work, home; set a specific time when you plan to complete it and inform it to your spouse. And when the time comes for it to get over, you better quit!

Below are some tips to spruce up your marriage:

1. Spending quality time together is a great way to enhance your marriage, especially doing something of common interest. Watching movies together cuddled on the patio, dining out, going to parties, gardening, cooking, going to the gym, eating together, going for a weekend getaway, going for a walk, etc are just some of the things you can do together, which you would anyway be doing it. If both of you like to do charity, you can go together and shop for whatever it is you would like to donate. For example, cribs, baby clothes and toys for synergy houses and orphanages, trees / plants for a nearby park, preparing food packets and giving it to the poor, etc. Besides the good that it does, charity also boosts your self respect.

Warning: While spending time together is good for you, so is giving each other space. Encourage each other to take time apart and do the things that they love to, without interfering. A “singles” night out is all right at times. Have trust in your spouse – don’t be suspicious and drill them on details.

2. Surprise your spouse with little low cost gifts that are creative and show that you really think of and care for them. Gifting a flower without any occasion (just creatively say “for being my best friend and life partner”), surprise tickets to a concert, getting up a little early and serving breakfast in bed, saying “I love you, sweetheart” just out of the blue and at a time when your spouse least expected it, offering to give a massage, doing one of their errands without being told, flirt with your spouse in a public place (especially if you don’t generally do it), giving compliments, just once leave the toilet seat up (or down whichever is the opposite of your habit), stealing a kiss, making a greeting card and sending it to his office (or to her at home), gifting a personalized item like a porcelain cup with your mate’s name, etc are some ideas; put on your thinking cap and get creative! Write a love letter and put it in unexpected places. If your spouse travels to work, put it in his CD case, or stick an “I love you” note on the mirror before you go to sleep, so your spouse sees it in the morning and smiles!

3. Keep a memory box and fill it with photograph albums, a sexy dress that you no longer wear (but was gifted by your spouse), old movie and concert tickets, old love letters, birthday cards and anniversary cards, travel brochures of places you have visited and enjoyed, etc. You can open the box once in a while and reminisce about each of them, bring the memories alive!

4. Once in a while, go shopping alone and buy a bunch of things just for your mate. Be careful in what you buy; you don’t want to waste a lot of money in things that will never be used. For example, buy a watch for her that has changeable color rings to match her clothes, colorful buckles and hair bands, etc; a travel shaving kit for him, or maybe a box of beers. Buy something “especially for him / her”, not to be used by you at all.

Own Ebook – the Simple Way!

Ever wanted to write your own e-book but doesn’t know where to start; don’t know how to write a book; hated English when you were at school? What we are going to do is, using other people’s hard work; create an e-book that will sell like hot cakes. These sounds too good to be true, I know but stay with me. This method is one used by some of the top selling publishers on the internet, to create products time after time.

In another article, ‘researching Your Niche – How Hard Can It Be?’ I showed you how to find niche e-book ideas in article directories. Today we’re going to use the content in them to create e-books.

Web site owners use Article Directories to submit their articles they have written so they get free publicity for their web sites.
For more information log to: www.easy-pdf-toolkit.com. At the end of each article is a link back to their web site with a bit of information about their site. These site owners want people to take that article and market it to others so they get visitors to their site with out spending any money on marketing themselves.  Any other article directory, and type in the topic of the niche you want to write about in the search bar at the top right (make sure it’s on “article content” rather than search by author). So for example type in “gardening”. You’ll get thousands of results related to what you have searched for. Now what I want you to do is simply go through the results finding at least one hundred quality articles related to the topic of gardening and copy and paste them into Word or some kind of word processing application.

As I’ve said make sure they are quality articles. If you create e-book using rubbish you’ll just get a sky-high refund rate and it will all be a pointless exercise. Do it right from the off and you’ll set yourself up for success.

Try and tie all the articles together into one sub niche. For example a sub niche of gardening might be composting. So you could find articles on composting left over food, what plants not to compost that kind of thing? Use a bit of imagination when using this method.

You don’t want to use any articles without the author’s permission. Remember the majority of articles will have been submitted so the author can get visitors to their site without spending a dime. However you never want to breach any copyright laws. To avoid this email the authors of each article. Explain to them that you are creating an e-book aimed at their niche market. You’d love to include their article in your book and you’ll include a link back to their site and information about them. Also ask them if they have any other articles you could include.

Landscape Your Lawn, No Matter How Small It Is

It doesn’t matter how big or small your front and back yards are, it’s possible to landscape them and make them beautiful. Often times, a small yard is more difficult to landscape than a big one, because every element has equal importance.

If you have a house, then you probably have a front and back yard. They may be postage-stamp sized, but you have them. If your yards our small, it may be even more difficult to landscape than a larger yard, because every single thing in the yard will be magnified and a wrong item will stand out all the more. But there’s no reason why even a postage-stamp yard can’t be beautiful – after all, take a look at your postage stamps and see the miniature masterpieces on them!

And if you don’t have a house, but rather live in an apartment, don’t think that there’s no landscaping you can do. If you’re fortunate enough to have a balcony, you can create a tiny garden out there!

Ideas can be just around the corner
Before you do anything….think about it. There’s plenty of magazines out there on gardening and home care to give you inspiration…there’s plenty of books in the library. And of course the internet is a never ending buffet of great ideas. And then you can always see what your neighbors have done with their yards.

Make a plan, follow the plan
At the same time as you’re searching for ideas on how you’d like to landscape your front and backyards, have a couple of maps of those yards, drawn to scale. Input all the items such as trees, ponds and buildings that are already there. Decide if you’re going to keep all the trees or if you’re going to cut any down. It’s best to have one master plan, and then use lots of tracing paper to mess around with various ideas until you find one you like.

Sun, wind and rain
The success of your landscape will depend in a large part on nature. Mark down those places in your yard that get the most sun and at what times. Find out from your local weather service which way the prevailing winds blow – you might need a windbreak. And does your area get a lot of rain or only a little rain? That will determine the kinds of plants, flowers and trees you’ll want in your yard, and where you’ll place them so they’ll get the most sun – or the least amount of sun.

Prepare the ground
Conduct some soil tests to find out what kind of soil you have – and add the appropriate fertilizer or other materials to turn it into soil fit for growing. Sandy soil is not as good as soil that is well-intermixed with clay, for example. Also, what’s the pH balance of your soil? It’s easy for you to purchase a kit and do the testing yourself. You want your soil to have a pH balance of between 6 and 7. Anything higher than that is alkaline, anything below that is acidic. You’re striving for a neutral balance between the two.

Do you have any dips or slopes in your yard? Consider filling them in – it will save time in mowing!

Consider the way your lawn drains rainwater. In fact, go out after a rain and walk all the way around, seeking any soft spots. If your soil is predominantly clay, water is retained easily – if its sandy, the water leaches away.

Accessories
Finish off your lawn, flower and vegetable beds with just the right touch. Colored pebbles finish shrubbery beds off nicely and hide the weed fabric underneath which will prevent pesky weeds from popping up and ruining your carefully cultivated look. Statues and fountains can look nice – just don’t choose something too big for your yard.

Care and maintenance
Once you’ve designed and implemented your landscape, you can’t just let it go. Overgrown yards never look attractive. So make sure you mow your lawn on a regular basis. Don’t cut the grass too short – for that will stress it out. Water your lawn thoroughly, but be careful not to over-water. Once a year you’ll probably want to aerate the ground to keep it healthy.

But with a little love and attention, you’ll be able to enjoy your landscaped yard for years to come, and so will your friends and neighbors.

Planning Your Landscape Is Essential

As with any project, to do a landscaping job properly you need to have a detailed knowledge of the ground the way it is, and the way you want it to be. Only then can you bring your landscaping ideas to fruition.

Think of your house as a jewel. If the setting in which it stands isn’t right, it spoils the effect of the house itself. The setting, in this case, is your front and back yards. Most people, of course, will only see your front yard – casual passers-by or the casual visitor. Your backyard, however, can be your own inner sanctum, the place where you go to retreat and reflect on life, the universe, and everything. So your landscaping can consist of an integrated design for both front and back yards, or two distinctively different designs, depending on what you want to accomplish.

It’s important to remember that your yards – the trees, the grass, the plants and flowers – are living things – and that you can bend them to your will in many ways, but if they do not have the right kind of soil and are not properly cared for, they will die.

So before you actually dig your hands into the rich earth and start planting anything, make sure that you have a detailed plan of what you want to do – and that you follow that plan.

Before you decide which flowers, grasses and plants your going to use in your landscaping, you must pay attention to the ground in which you’re going to put them. Spend a week or so tracking the sunlight and shade and how it plays across every square inch of your yard. The amount of sunlight an area receives will determine what types of flowers or plants you want to place there.

But don’t forget to track the ground’s reaction to rain, either. Are there any areas that remain soft for a long time after a rain? Are there any areas where the water has pooled? Again this will effect what you do with those areas of ground.

What about trees? Are there currently any trees in your yard and if so, do you plan to keep them all? After a couple of years spent raking leaves during the fall you might consider getting rid of those trees and replacing them with evergreens. Evergreens present their own challenges, of course, as its sometimes difficult for grass to grow right up amongst the roots of the tree.

Do some soil tests, as well. These are done easily with a kit you can buy from any local garden store, or even the bigger supermarkets. You need to check for the pH balance of your soil. If it is too alkaline or too acidic, plants won’t grow properly, and you’ll have to add fertilizer to help put the pH balance back to even.

Make a physical plan
Get yourself some graph paper, and some tracing paper to put over it. Draw a scale-model drawing of each yard on a piece of graph paper, blocking out all important areas such trees and other features that are to remain, and features that will be removed. Then use the tracing paper to sketch in various ideas for flower beds and ornamental design. If you want to get fancy, you can also buy software which will enable you to make these plans in three dimensions.

Where to get ideas
While you’re tracking the private life of the ground, you can also be on the lookout for ideas you’d like to implement. There are dozens of magazines on landscaping and gardening, and innumerable books available from your local library or bookstore. The Home and Gardening Channel will be a fount of ideas as well.

The right equipment
Depending on the size of your yards, you might not want to buy all the equipment you’ll need to do your landscaping, as you’ll probably only need garden rollers and aerators once a year. This equipment can usually be rented from your local garden store.

The right crew
Depending on what you’re going to be putting into your landscape – fountains, ponds, heavy statuary, make sure you have the right crew for the job. Don’t try to move a heavy statue yourself, for example, and if you have absolutely no technical experience, it’s always best to hire a professional to install a pond or fountain.

With all the right stuff, your home will shine like a jewel in its proper setting.

Small Landscaping Designer

Gardening is something that many do for a love of nature and for a chance to relax. Some do a little, and are happy with that, but others take it much more seriously. They may come up with amazing garden designs that would take your breath away. Those are always a lot of fun to view, and can be even more fun to grow. It might be compared to putting together a very complicated puzzle and hoping everything comes out just right.

If you want to put together your own garden designs, you should think a lot about your skill and knowledge of plants. You want to think about color and design, but you also have to think about caring for the various plants that you choose. Some are harder than others to care for, and that can be problematic for those who don’t have a lot of time to mess with hard to care for plants. If you are pretty sure you have the time and the talent, go ahead and see what you can do on your own.

You may want garden designs, but you may not have any idea where to start. You can start small to see what you can do on your own, or you can always ask someone for help. You can find many who work in home improvement stores who specialize in gardening. You can find them where you might suspect; in the garden section. If someone is not there that can help you with the basics of garden designs, you can ask when someone might be in that knows what they are doing so you know when to go back. They may even have some gardening classes that you can attend, and these are normally free.

If you want to tackle garden designs without any outside help, but you are really coming up empty when thinking about what you want to do, you can always find ideas in many places. You can find some great ideas by doing an image search for gardens on the Internet, or you can look through gardening magazines for things that you like. Use some of the ideas you find to make up your very own garden designs. You will have something that is all your own if you mix and match, and then add some things that are special to you. After your first go, you may find you have enough of your own ideas that you don’t need to take them from anyone else.

1 is all gray w/orangeish yellow ring by head and the other looks like a leopard a rusty brown w/black oval spots both are only about 1 foot long

Are you talking about Ocean County, New Jersey? If so, then the first one is definitely a northern ring neck snake. The second one is probably a juvenile black rat snake, but an eastern milk snake also slightly fits the description. All are harmless and nothing to worry about.

Hi, i’ve just moved into a new council home and i’m on a starter tenacy, I don’t know if it’s a permanent tenacy yet, they decide after a year. It’s just really getting me down, I don’t want to lose the place and keep thinking I will, we have decorated it lovely, the only problem is the back garden, it’s full of brambles, weeds, everything, it’s going to take weeks to get it done, and I think the council will think bad of me. Anyone got any ideas on gardening tips or designs or helping me to stop worrying about losing my home.
I might sound pathetic, i’m sorry.

You can pull the weeds out for starters, then you can put on some mulch which can make it look pretty already then you can add some colorful flowers like marigolds or tulips or maybe pansies.

Creative ideas for container gardening?

I have a container garden at my house but I want more unique containers instead of plain pots. I mostly have vegetables and flowers like tomatoes, cilantro, cucumbers, ice plant, marigolds, zinnias, and alyssum.

I thought of using metal coffee cans, wicker baskets, old tea kettles, and clean paint cans.

Any other ideas?

Mailboxes, old buckets, any type of basket, troughs, old ceramic bowls… I would suggest hitting up an antique store, there are always tons of funky, unique containers to find. :)
