Everybody can use a magnet, so don’t be shy about sending free things to ALL your potential customers – better yet, you’ve got a car, use it – rather then spend money on postage, deliver little gift bags to your real estate leads personally.

2. Gift cards – everybody loves a nice gift card, all the more so when it’s a totally unexpected surprise. You can spend $100-200 a month to get gift cards in increments of $5 and send them to 20-40 of your real estate leads that seem to have the most potential. It doesn’t have to be a gift card to anywhere fancy – Blockbuster, Home Depot, a super market, even to an area restaurant – show your real estate leads that you appreciate them even if they HAVEN’T decided to list with you yet – their time is precious and they didn’t HAVE to spend it with you, but they did anyway.

3. Tickets to an event – if you know some of your real estate leads really like baseball, or love the theater, you may want to splurge a bit on a pair of tickets. Find a great local show and buy a few tickets or get tickets to the games of your local baseball team (doesn’t have to be the major leagues) and personally drop them off at your lead’s house. Make sure the tickets are far enough in advance so the lead can schedule around the event. If you feel fairly confident with the lead, make it a condition that you’ll take them to the event! 4. Stuff for the kids – if you know your real estate leads have kids, use it to your advantage. Put a little gift bag together for the kiddies – nothing too crazy though! Try to stay away from things parents may not want to give their kids, like sweets and candy. Keep it simple – perhaps a children’s book, or a simple toy like a ball or a yo-yo. Again, not something that will break your bank, but just something to show you’re thinking not just of the lead, but their family as well. If they don’t have kids, but do have pets, you may want to look into buying something for Fido – some people treat their pets the same as they would their children!

5. Be crafty – if you’ve got a creative streak, don’t be afraid to throw something together (or go online to get gift ideas). For example, one agent I knew made something she referred as Dishtowel Angels. It basically involved a dishtowel and matching pot holder put together with ribbon and wire to resemble an angel. Something like that, or a gift basket with useful tools, or even a nice flower for planting in the front yard can really warm someone up to you. Using something you put together yourself gives it that extra little touch that shows your real estate leads you care.

Those are just five quick and easy things you can do to show your appreciation and hopefully convince your real estate leads that no other agent can give them the kind of attention you can. Take these ideas and run with them, come up with your own gift ideas – especially once you’ve gotten to know your leads a bit better. But before I begin, you need to understand that work time and family time don’t mix, you need to separate them. While it’s OK to share your experience about your day with your spouse, it is not OK to continue your work throughout your family time. If you work entirely out from your home or you have deadlines and need to bring some of the work, home; set a specific time when you plan to complete it and inform it to your spouse. And when the time comes for it to get over, you better quit!

Below are some tips to spruce up your marriage:

1. Spending quality time together is a great way to enhance your marriage, especially doing something of common interest. Gifting a flower without any occasion (just creatively say “for being my best friend and life partner”), surprise tickets to a concert, getting up a little early and serving breakfast in bed, saying “I love you, sweetheart” just out of the blue and at a time when your spouse least expected it, offering to give a massage, doing one of their errands without being told, flirt with your spouse in a public place (especially if you don’t generally do it), giving compliments, just once leave the toilet seat up (or down whichever is the opposite of your habit), stealing a kiss, making a greeting card and sending it to his office (or to her at home), gifting a personalized item like a porcelain cup with your mate’s name, etc are some ideas; put on your thinking cap and get creative! Write a love letter and put it in unexpected places. If your spouse travels to work, put it in his CD case, or stick an “I love you” note on the mirror before you go to sleep, so your spouse sees it in the morning and smiles!

Keep a memory box and fill it with photograph albums, a sexy dress that you no longer wear (but was gifted by your spouse), old movie and concert tickets, old love letters, birthday cards and anniversary cards, travel brochures of places you have visited and enjoyed, etc. You can open the box once in a while and reminisce about each of them, bring the memories alive!

4. Once in a while, go shopping alone and buy a bunch of things just for your mate. Be careful in what you buy; you don’t want to waste a lot of money in things that will never be used. For example, buy a watch for her that has changeable color rings to match her clothes, colorful buckles and hair bands, etc; a travel shaving kit for him, or maybe a box of beers. Buy something “especially for him / her”, not to be used by you at all.

It doesn’t matter how big or small your front and back yards are, it’s possible to landscape them and make them beautiful. Often times, a small yard is more difficult to landscape than a big one, because every element has equal importance.

If you have a house, then you probably have a front and back yard. They may be postage-stamp sized, but you have them. If your yards our small, it may be even more difficult to landscape than a larger yard, because every single thing in the yard will be magnified and a wrong item will stand out all the more. But there’s no reason why even a postage-stamp yard can’t be beautiful – after all, take a look at your postage stamps and see the miniature masterpieces on them!

And if you don’t have a house, but rather live in an apartment, don’t think that there’s no landscaping you can do. If you’re fortunate enough to have a balcony, you can create a tiny garden out there!

Ideas can be just around the corner
Before you do anything….think about it. There’s plenty of magazines out there on gardening and home care to give you inspiration…there’s plenty of books in the library. And of course the internet is a never ending buffet of great ideas. And then you can always see what your neighbors have done with their yards.

Make a plan, follow the plan
At the same time as you’re searching for ideas on how you’d like to landscape your front and backyards, have a couple of maps of those yards, drawn to scale. Input all the items such as trees, ponds and buildings that are already there. Decide if you’re going to keep all the trees or if you’re going to cut any down. It’s best to have one master plan, and then use lots of tracing paper to mess around with various ideas until you find one you like.

Sun, wind and rain
The success of your landscape will depend in a large part on nature. Mark down those places in your yard that get the most sun and at what times. Find out from your local weather service which way the prevailing winds blow – you might need a windbreak. And does your area get a lot of rain or only a little rain? That will determine the kinds of plants, flowers and trees you’ll want in your yard, and where you’ll place them so they’ll get the most sun – or the least amount of sun.

Prepare the ground
Conduct some soil tests to find out what kind of soil you have – and add the appropriate fertilizer or other materials to turn it into soil fit for growing. Sandy soil is not as good as soil that is well-intermixed with clay, for example. Also, what’s the pH balance of your soil? It’s easy for you to purchase a kit and do the testing yourself. You want your soil to have a pH balance of between 6 and 7. Anything higher than that is alkaline, anything below that is acidic. You’re striving for a neutral balance between the two.

Do you have any dips or slopes in your yard? Consider filling them in – it will save time in mowing!

Consider the way your lawn drains rainwater. In fact, go out after a rain and walk all the way around, seeking any soft spots. If your soil is predominantly clay, water is retained easily – if its sandy, the water leaches away.

Accessories
Finish off your lawn, flower and vegetable beds with just the right touch. Colored pebbles finish shrubbery beds off nicely and hide the weed fabric underneath which will prevent pesky weeds from popping up and ruining your carefully cultivated look. Statues and fountains can look nice – just don’t choose something too big for your yard.

Care and maintenance
Once you’ve designed and implemented your landscape, you can’t just let it go. Overgrown yards never look attractive. So make sure you mow your lawn on a regular basis. Don’t cut the grass too short – for that will stress it out. Water your lawn thoroughly, but be careful not to over-water. Once a year you’ll probably want to aerate the ground to keep it healthy.

But with a little love and attention, you’ll be able to enjoy your landscaped yard for years to come, and so will your friends and neighbors.

You didn’t say how much space you do have but you might consider herbs. Many of them don’t take a lot of space and fresh ones are very popular.

As with any project, to do a landscaping job properly you need to have a detailed knowledge of the ground the way it is, and the way you want it to be. Only then can you bring your landscaping ideas to fruition.

Think of your house as a jewel. If the setting in which it stands isn’t right, it spoils the effect of the house itself. The setting, in this case, is your front and back yards. Most people, of course, will only see your front yard – casual passers-by or the casual visitor. Your backyard, however, can be your own inner sanctum, the place where you go to retreat and reflect on life, the universe, and everything. So your landscaping can consist of an integrated design for both front and back yards, or two distinctively different designs, depending on what you want to accomplish.

It’s important to remember that your yards – the trees, the grass, the plants and flowers – are living things – and that you can bend them to your will in many ways, but if they do not have the right kind of soil and are not properly cared for, they will die.

So before you actually dig your hands into the rich earth and start planting anything, make sure that you have a detailed plan of what you want to do – and that you follow that plan.

Before you decide which flowers, grasses and plants your going to use in your landscaping, you must pay attention to the ground in which you’re going to put them. Spend a week or so tracking the sunlight and shade and how it plays across every square inch of your yard. The amount of sunlight an area receives will determine what types of flowers or plants you want to place there.

But don’t forget to track the ground’s reaction to rain, either. Are there any areas that remain soft for a long time after a rain? Are there any areas where the water has pooled? Again this will effect what you do with those areas of ground.

What about trees? Are there currently any trees in your yard and if so, do you plan to keep them all? After a couple of years spent raking leaves during the fall you might consider getting rid of those trees and replacing them with evergreens. Evergreens present their own challenges, of course, as its sometimes difficult for grass to grow right up amongst the roots of the tree.

Do some soil tests, as well. These are done easily with a kit you can buy from any local garden store, or even the bigger supermarkets. You need to check for the pH balance of your soil. If it is too alkaline or too acidic, plants won’t grow properly, and you’ll have to add fertilizer to help put the pH balance back to even.

Make a physical plan
Get yourself some graph paper, and some tracing paper to put over it. Draw a scale-model drawing of each yard on a piece of graph paper, blocking out all important areas such trees and other features that are to remain, and features that will be removed. Then use the tracing paper to sketch in various ideas for flower beds and ornamental design. If you want to get fancy, you can also buy software which will enable you to make these plans in three dimensions.

Where to get ideas
While you’re tracking the private life of the ground, you can also be on the lookout for ideas you’d like to implement. There are dozens of magazines on landscaping and gardening, and innumerable books available from your local library or bookstore. The Home and Gardening Channel will be a fount of ideas as well.

The right equipment
Depending on the size of your yards, you might not want to buy all the equipment you’ll need to do your landscaping, as you’ll probably only need garden rollers and aerators once a year. This equipment can usually be rented from your local garden store.

The right crew
Depending on what you’re going to be putting into your landscape – fountains, ponds, heavy statuary, make sure you have the right crew for the job. Don’t try to move a heavy statue yourself, for example, and if you have absolutely no technical experience, it’s always best to hire a professional to install a pond or fountain.

With all the right stuff, your home will shine like a jewel in its proper setting.

If you are in the US you can contact your Cooperative Extension Service in your county. They have gardening brochures that may be helpful. Also they have the Master Gardeners, trained volunteers to answer your (many) questions. That’s their job.
